Masonry chimneys (brick, concrete block, or stone) should be checked for cracks and loose materials. Also look at the flue tiles for cracks, spalling, and missing pieces - install a metal rain hood with animal screen if missing. The flashings should be replaced if heavily coated with roofing cement. If you are having a new roof installed, replace all the chimney flashings at that time. The masonry cap should be caulked if cracked - install a new cap if missing or large pieces are loose.
