Flashings. Consider replacing your chimney flashings if
they are covered with roofing cement, or you notice stains in your
attic. Correct installation of metal flashings is critical to
preventing water entry and eventual wood decay to the adjacent wood
framing. Install in steps (ie. step flashings) that are inserted one
inch into the chimney mortar joints. Install counter flashing over
the step flashings for the best results. If a new roof is planned for
your house, have the contractor replace the existing flashings.
Flues. Ceramic flue tiles take a beating from wet
weather and exhaust gasses from your boiler or furnace. If the
environment is harsh enough, pieces of tile can fall out and become
lodged in the lower portion of your chimney. Install a rain hood
(with screen) to prevent moisture (and animals) from entering (and
nesting in) your chimney. If it doesn't have flue tiles, consider an
after market flue system that protects the masonry from
deterioration.
